William's view
Chatswood is the busiest market of the six, with more house and unit sales this year than anywhere else on this list. That depth of sales evidence makes pricing easier to read. Houses have held around $3.46m while units edged up. Unit buyers should still check what's coming: 154 new units were approved in the last two years, so compare the building, the strata records and the floor plan, not just the suburb median.

William's view
Artarmon houses rarely come up: only 27 sold this year and just a handful are listed at any time. With so few sales, the median can move on one or two results, so a proper appraisal against recent comparable sales matters more here than the headline figure. The unit market is steadier and deeper, with prices flat to slightly up.

William's view
Lane Cove houses are selling quickly, averaging 19 days on market, the fastest of the six. Units are the entry point to the area at a median under $1m, with a gross yield above 4%. More units are listed for sale than usual and 84 more have been approved, so investors should look closely at the individual building before relying on the yield.

William's view
Willoughby has the highest unit median on this list, reflecting larger, owner-occupier style apartments, so unit yields are lower than nearby suburbs. House prices have eased about 3% from last year's high, which may suit buyers who missed out in 2025. No new units were approved in the last two years, so there's little new supply coming.

William's view
St Leonards is mainly an apartment market, with the most unit sales and the highest unit yield of the six at about 4.6%. Rents are strong, but buyers have plenty of choice: around 200 units are listed and they're taking about 69 days to sell. That gives buyers room to negotiate, and it means sellers need to price carefully. With only 12 house sales this year, the house median is a rough guide only.

William's view
Roseville has the highest house median of the six at about $4.2m, and it's the only one where house prices rose this year. It's a family, owner-occupier suburb, so house yields are low and the case for buying is long-term. Units are a different story, with a 4.5% yield but 162 new units approved in two years. Check the new supply near any unit before you buy.

About these figures
Median prices: 2026 year to date (to Q3). Rents and gross yields: Q2 2026. Growth compares the 2026 median so far with the 2025 median. Gross yield is a year's median rent divided by the median price, before costs such as strata, rates, insurance, management and vacancy.
