341 sales in 2026 so far
William's view
Lidcombe has the deepest sales evidence of the three, with 341 unit sales and 88 house sales this year, so pricing is easier to read here. Houses are up about 3% to around $1.96m, and units have edged up to about $792k while returning a gross yield above 5%. Supply is worth watching on the house side: 96 new houses were approved in the last two years, so buyers should compare new builds against established homes on land size and finish, not just the median.

286 sales in 2026 so far
William's view
Homebush is two markets. Houses are scarce, with only 22 sales this year at a median around $3.37m, so a single sale can move that figure and it is best read as a rough guide. Units are the opposite: 286 sales, prices flat at about $666k and the highest gross yield in this guide at close to 5.7%. For unit investors, the building matters more than the suburb median, so check the strata records, levies and any defect history before you commit.

William's view
Homebush West is the most affordable entry point of the three, with units around $628k and a gross yield above 5.6%. Both medians have slipped slightly this year, which gives buyers a little more room to negotiate. House sales are thin, with only 13 this year, so treat the $1.67m house median with care. With 53 new units approved in the last two years, unit buyers should compare older stock against what is coming before settling on a price.

About these figures
Median prices: 2026 year to date (to Q3). Rents and gross yields: Q2 2026. Growth compares the 2026 median so far with the 2025 median. Gross yield is a year's median rent divided by the median price, before costs such as strata, rates, insurance, management and vacancy.
